With the recent snow fall on Friday we want to remind everyone that the possibility exists that issues with water seepage into the parking garages may occur/return.
We recommend your take measures to protect anything you may be storing in the parking garage from exposure to moisture/water, in particular in the area along the foundation wall and about 5 feet back from it.
A permanent fix to this situation is a priority, but the solution is going to take some time to develop and implement. In the meantime, to mitigate the issue we will continue to do our best to keep snow from accumulating on the ledge that is exposed around the perimeter of the buildings.
Remember, the parking garage is essentially no different than the unfinished basement or garage of any house. Moisture, dirt, dust and exhaust fumes are not uncommon so use it with an appropriate level caution.

Minutes of the Strata Board meeting held November 20, 2019 are now available through the Owner Info page.
Please be advised that the Strata will be closing the Outdoor Hot Tub on Sunday December 1st for one day and the Indoor hot tub on Monday December 2nd for one day. This temporary closure is so that the Strata can install anti-slip tape on the steps to assist in prevention of owners/tenants/visitors accidentally slipping into the hot tubs. In order to minimize the impact to owners the Strata has decided to close one hot tub at a time.
Work on the eavesthrough is scheduled to commence this Thursday November 28, 2019 to eliminate design issues that have caused and are causing some damage to building walls and some decks. Weather permitting the work should be completed in the next two weeks.
Please use caution and care during this time to ensure the safety of everyone.

Dear Owners,
As weather permits the Volunteer Maintenance Committee would like to identify potential issues with the decks and railings in your building. Ideally, we would like to perform these inspections in the next couple months to allow us to prioritize work for spring 2020.
We ask each owner/tenant to provide the Strata permission before Nov 26th this can be done by email stratacorp@radiumpeaks.com or you can call the 1(866) 364-7424 ext 3.
To minimize the impact to owners we will commence this work during non peak days and times. Monday – Friday from 9:00 am- 5:00pm between Nov 26 – Dec 16. Work will commence first in the Poplar Building. If we are unable to finish the inspections in all three of the buildings during this time we will then continue this work after the holiday season and a new communication will be posted.
The process will be for the Peaks Manager/Caretaker along with one member of the Maintenance Committee will enter your suite and access the deck/patio. The inspection should take no longer than 15 minutes and no further maintenance work is planned at this time. The individuals will knock first prior to entering, if no response then they will enter the suite and performing this inspection.
If there is a day and time during this time period that does not work for you or you prefer the inspection to be done when you are in your suite during the weekday or weekend please include this information in your email and voice message so we can accommodate your request.
If you have changed your locks or code please provide us with your new ones.

We have received word from public works that they will be able to undertake a repair of the affected water line without having to shut off supply to the rest of the village.

Good morning,
Our public works is currently dealing with a water main break on Columbia Avenue (across from Sable Ridge Condos). In order to repair the main, water valves will need to be shut off this afternoon. Water supply to most of Radium will be affected during the repair. Your Strata may, or may not be affected by this shut off. We do not yet have an estimate of time needed repair the break. I will provide an update as soon as I receive same from public works.

Please find attached a letter from CAO, Mark Read regarding short term rentals.
Please be advised that both the indoor and outdoor hot tubs will be open tomorrow as the anti-slip tape installed on the outdoor hot tub did not work as intended. The Strata will be looking into other possible solutions, in the interim please be careful getting in and out of the hot tubs
