Peaks Balconies and Patios

The board has noticed an increased number of peaks patios and balconies external appearance being altered. This is a direct violation of 3.(7) of our Owner Developers’ Notice of Different Bylaws.

(7) An owner, tenant or occupant must not alter or deface the external appearance of a Strata Lot or any premises thereon or the common property;

This includes but not limited to hanging up wind chimes, thermometers, bird feeders, lights, attaching flower baskets to railings, chalk drawing on the glass patio or window panes, attaching mesh, greenery or blinds to the outside patio or balconies.

The board is asking all owners and tenants to bring their patio and balconies back to original condition. If this not done, the board will take action including assessing fines for anyone who is in violation of this or any other bylaw.

Additionally, no patio heaters, gas cans or open ashtrays are permitted on the balconies or patios as this is deemed to be a fire hazard.

Owners, tenants or occupants must use as a cover ashtray at all times.

Note: Change of Dates – 1st Floor Poplar Carpet Replacement – Wednesday July 31 to Thursday August 1 – Limited access to units on the First Floor

CDL just notified us that they need to change the dates for the Carpet install on the first floor of the poplar building from Tuesday and Wednesday to Wednesday and Thursday next week.

New Schedule is as follows:

  1. Monday July 29  – Rainbow restoration will remove the remaining carpets by the unit door.
  2. Wednesday July 31 – Between 9am – 1pm Poplar 107-110 will not be able to enter and leave their units by their main door while the glue is drying and carpet tile is being laid down.
  3. Wednesday July 31 – Between 12-4pm Poplar 101-106 will not be able to enter and leave their units by their main door until the glue is drying and carpet tile is being laid down
  4. Thursday August 1- Between 9-1pm Poplar 111-116 will not be able to enter and leave their units by their main door while the glue is drying and carpet tile is being laid down.

1st Floor Poplar – Carpet Replacement – Tuesday July 30- Wednesday July 31 – Limited access to units on the First Floor

To minimize the inconvenience to residents on the first floor of Poplar a planned phase approach is being taken to replace the carpet. Please be advise of the following:

  1. Monday July 29- Rainbow restoration will remove the remaining carpets by the unit door.
  2. Tuesday July 30 – Between 9am – 1pm Poplar 107-110 will not be able to enter and leave their units by their main door while the glue is drying and carpet tile is being laid down.
  3. Tuesday July 30 – Between 12-4pm Poplar 101-106 will not be able to enter and leave their units by their main door until the glue is drying and carpet tile is being laid down
  4. Wednesday July 31 – Between 9-1pm Poplar 111-116 will not be able to enter and leave their units by their main door while the glue is drying and carpet tile is being laid down.

Birch Garage Door – Need to hold down the Close button on the wall until the door is fully closed

Please be aware that the Birch Garage Door is malfunctioning and will ****NOT CLOSE AUTOMATICALLY******. You must hold down the close button on the wall until the door is completely down and closed.

Notices have been posted and Valley Hawk Security hired to assist on ensuring the Birch Garage door is closed during the night. They will continue to do this until the Birch Garage Door is fixed.
