2023-2024 Insurance

The 2023-2024 Peaks insurance documents have now been posted to the Owners’ Info section of our website. Despite the worst wildfire season on record in BC and an 11.3% increase in the Peaks’ appraised value, from $65,000,000 to $72,350,000, a substantial reduction of 14.1% in our premium, from $343,890 last year to $295,519 this year, was achieved, a savings of $48,371. This was directly due to the good work of our Maintenance Committee, Peaks Maintenance & the Board, which resulted in a glowing report on a risk assessment inspection that was required by our insurers. Very good & welcome news!

October & November Minutes

The final version of the October & draft version of the November Board Meeting Minutes have now been posted to the Owners’ Info section of the website. As well, the draft version of the October 19, 2023 SGM Minutes have now been posted. The board apologises for the delay on posting the draft SGM minutes, but a vote was missed being taken on this at the October 30th board meeting.

June & September Board Minutes

The final minutes for the June 14, 2023 and draft minutes for the September 27, 2023 Board Meetings are now available on the Owners’ Info section of the website. No meetings were held in July or August due to various board members holidays and personal commitments, so a quorum could not be achieved.

Indoor Hot Tub Update

There is a crack in the main line from the pumps to the indoor hot tub.  In order to repair this, the floor between the indoor hot tub and the pump room would have to be ripped up, which would include ripping up the in-floor heating.  This would of course be a considerable expense and add further upward pressure on our already high strata fees.  In addition, if this repair were undertaken, all access to the swimming pool and outdoor hot tub would be impossible until the repair was completed.

A detailed inspection of the problem was done in the early summer.  The board member responsible for this is in favour of taking on the repair.  However, our pool contractor has strongly recommended against doing the repair, because of the cost and damage to the in-floor heating, and has recommended filling in the indoor hot tub instead.

Unfortunately, we could not reach a consensus for a vote on this at our last meeting, which was in June.  No meetings were held in July or August because of the demands on various board members and we could not achieve a quorum. There should be a meeting the last week in September, at which time we hope a decision will finally be made.

The board’s sincere apologies on the inordinate length of time it has taken to bring this to a resolution.

Horsethief Creek Fire

Radium Hot Springs, & hence the Peaks, is now on the edge of the Horsethief Creek Wildfire Alert Zone, with its Evacuation Zone close behind. You should have a go bag ready and a plan on where to evacuate. Planning to evacuate anywhere between Windermere and Spillimacheen is NOT advisable.
