Consent to Email

Providing your email address to “Follow” this blog and receive notices of new posts does not qualify as consent for us to deliver those notices and records covered under the Strata Property Act.  Notices of Complaint, requests for record documents, the AGM package are all examples of what must be physically mailed to you unless you provide explicit consent for them to be delivered by email.  CLICK HERE to download a copy of the Consent to Email form, complete it and return a signed copy to us.  Please note, incomplete forms will be discarded.

You are responsible for making sure the Strata Corp has your current mailing address and email address (if consent to email is provided).  Per the Strata Property Act, when a document or record is mailed or emailed (with consent), after a 4 day period without indication otherwise, the document is deemed delivered to you.

Do you need to submit FORM K?

Are you renting your unit? If you are, whether it’s short-term (periods of 21 days or less) or long-term (periods greater than 21 days), a Form K – Notice of Tenants Responsibilities must be submitted to the Strata Corp.

If you are using the services of a property management company (such as High Country Vacation Rentals, Green Door Property Management or Rocky Mountain Properties), the management company is considered a Landlord and a Form K must be submitted to the Strata Corp completed with the information of the management entity.

In the event your Landlord and/or Tenancy changes a new Form K must be submitted.  If your Tenancy ends, we appreciate you letting us know so we can keep records up to date.  Number of units rented is a piece of information we are legally responsible to track and keep current.
